Booking and Cancellation terms 

Reservations can be made by calling (701) 947-2152, or can be booked here on our website.  Please remember to provide your cell phone number, not a landline.  We will need it to relay check in information via text or call on the day of your check in.  To place a booking with us the lead guest must be at least 18 years of age. Where the person making the booking is different to the lead guest taking up the occupation, the person making the booking may be held responsible for cancellation, non-arrival and damages as set-out within. Only the lead guest and the named booking party are allowed to use the property and its facilities. Any third party visitors are only allowed access at our express permission.  A valid credit or debit card is required to secure a booking.  Full payment for all reserved/stated stay charges are required at check-in.  Guests who need to cancel a booking should contact us as soon as possible and are subject to the following conditions;
  • Cancellations must be made 48 hours or more in advance of arrival date.
  • Cancellations made less than 48 hours of arrival date may be charged full amount of booking.
  • Non-arrival guests, who are unable to attend or fail to attend for whatever reason may be charged full amount booking.
In the rare event we need to cancel you booking with us, please be aware that we cannot be held liable for circumstances beyond our control and that our liability to you is limited to the refund of any payment already made.

Housekeeping Policy

Light Housekeeping will be provided every third day of your stay or upon request.  Should you need trash emptied, we ask that you place your tied trash bags in the trash container located inside the main entryway of the building.  New trash bags are located under the kitchenette sink.

Extending Guest Stays

Current guests must formally reserve/extend their stay as soon as possible. Room availability, including specific/currently occupied rooms, cannot be otherwise guaranteed and should not be presumed. Other guests with confirmed reservations will supercede assumed extensions. All terms, conditions, and payment requirements apply for all extended stays. Rates and fees are subject to change at each renewal. Check-in and check-out times and fees apply to extending guests unless reservations are formally extended prior to anticipated check-out time. The owners and operators of Rock Inn reserve the right to deny guest extension requests to any
guest for any reason.

Wi-Fi Fair and Appropriate Usage Policy

Guests accept to use the internet fairly and appropriately.  It is intended for general use such as access to the World Wide Web, email, social media, light video/music/media streaming. It is not intended or ideally suited for heavy media streaming, online gaming, extensive downloads/uploads. Access to illegal activity or use of our network for illegal activity is prohibited and will be reported to local authorities.

Damages and Lost Property

We reserve the right to charge the lead guest for any damages caused through the course a booking by any member of the booking party. This includes breakages, spillages, stains, damage to furniture or fixtures and fittings. Any accidental damages should be
reported as soon as possible in order to minimize damage and associated costs.

Any lost property, if discovered and found, left behind by guests during a stay will be held for a period of one month. While we will make our best efforts to reunite lost property with its owners we accept no responsibility in replacing lost items and encourage guests to ensure they have all their belongings before checking out.

Smoking

Smoking and/or vaping is not permitted anywhere inside the building or anywhere within 20 feet of the exterior of the building. Failure to abide will result in charges to the lead guest for cleaning or replacement of bedding, curtains, furniture, etc. as well as the costs to repair any damage.

Pets and Service dogs

We do not accept pets throughout the accommodation, except for service dogs. Failure to comply will result in a $100 minimum fee.

Parking

While on-site parking is provided, guests accept that they park their vehicles at their own risk.
